Kona Coast · Hawaii Island

A better way to own a vacation rental in Hawai‘i.

Owner-operated hospitality, short-term rental management, and acquisition. Built by a pilot and STR investor for owners who want a partner, not a portal.

Why owners come to us

Most management feels like a black box. This one doesn't.

If you own a home in Kailua-Kona, the Kohala coast, or anywhere on Hawaii Island, you probably know the pattern. Bookings are inconsistent. Pricing is set and forgotten. Listings drift. Calendars conflict between Airbnb and VRBO. Guests have questions at 11pm and nobody answers. The monthly statement arrives, and the math never quite lines up.

Pipedreams Hospitality Hawai‘i was built to remove that friction. We run a small, deliberately limited portfolio. We treat each property like our own, because several of them are. And we share the same tools, dashboards, and pricing logic an experienced owner-operator would use themselves.

Common

Static pricing that misses peak weeks and prints empty nights in shoulder season.

Common

A listing that hasn't been re-photographed, re-written, or re-ranked in two years.

Common

No clear answer to "how is the property actually performing against the market?"

Common

Maintenance issues that surface in guest reviews before they surface to you.

What we handle

Hospitality, operations, and revenue under one roof.

Every property gets the same operating system: a dynamic pricing model tuned to the Kona market, a listing tested across the major channels, and a guest experience built around the kind of details that earn five stars without asking for them.

01

Revenue & pricing

Dynamic nightly rates managed through PriceLabs, calibrated weekly against local comp sets, lead-time curves, and event demand. Minimum-stay logic, gap-night strategy, and length-of-stay discounts that protect occupancy without giving away peak.

02

Listing optimization

Photography direction, copy, amenity coverage, and ranking tactics across Airbnb and VRBO. Quarterly listing audits, A/B tests on hero images and titles, and structured response to every review.

03

Guest operations

Inquiry handling, screening, check-in instructions, in-stay support, and post-stay follow-up through Hospitable. Calendar sync across channels so double-bookings stay a theoretical problem.

04

Marketing

Direct-booking presence, Meta Business Suite campaigns for repeat guests, and a clean email list of past travelers. Channel mix designed to reduce dependence on any single platform.

05

Maintenance coordination

A vetted bench of Kona-based cleaners, handymen, and trades. Preventive walkthroughs between stays, owner-approved spend thresholds, and documented turnover standards so the home stays guest-ready.

06

Performance analytics

Monthly owner statement plus a live dashboard: occupancy, ADR, RevPAR, channel mix, review trend, and benchmark against comparable Kona properties. The math is shown, not summarized away.

Built for owners who want

A revenue strategy, not just a calendar.

Pricing reviewed weekly, not annually. Channel and length-of-stay mix tuned to your property type and seasonality.

A listing that keeps earning its rank.

Quarterly audits on hero photos, titles, amenities, and reviews. Listings treated as living documents, not set-and-forget.

Transparent reporting they can actually read.

A single monthly statement, a live dashboard, and a direct line to the operator. No portal scavenger hunts.

Local hands on the property.

A small Kona-based bench. Preventive turnover checks. Issues caught before guests find them.

Acquisition & partnership

If you are thinking about selling, let's talk first.

Pipedreams Hospitality Hawai‘i is also an active buyer of short-term rental properties on the Kona and Kohala coast. We look for homes where operating leverage, repositioning, or a fresh revenue strategy can unlock value the current setup is missing.

If you have considered selling, partnering, or restructuring how your property is operated, we can move quickly and quietly. No listing required. No long broker process. A direct conversation with an owner-operator who knows the market.

Local context

Kona is its own market. We operate like it.

Hawaii Island doesn't behave like Maui or Oahu. Demand patterns are shaped by direct flights into Kona, the Ironman calendar, whale season, and the steady undercurrent of repeat travelers who come back for the same week every year. Regulation is local. Cleaners are local. Trust is local.

The operating model is built around that reality. Pricing accounts for it. Guest communication accounts for it. The bench of people who walk into the property every week lives there.

Selected work

Past properties, rebuilt with an operator’s eye.

Before taking on outside owners, we built, renovated, operated, and marketed our own portfolio across oceanfront condos, mountain cabins, beach villas, and coastal residential properties. The common thread is simple: make the property feel better, perform better, and tell its story more clearly.

How we start

A simple, low-commitment beginning.

  1. Step 01

    Property review

Share the address, current channels, and recent performance. You receive a written read on pricing, listing health, channel mix, and what a realistic next twelve months could look like. No fee, no obligation.

  2. Step 02

    Operating proposal

If the fit is right, a clear scope: pricing strategy, listing rebuild, guest operations, maintenance bench, reporting cadence, and fee structure. Written plainly, on one page.

  3. Step 03

    Transition

Hospitable, PriceLabs, Airbnb, and VRBO are set up or rebuilt under our operating account, with full owner visibility. Calendar continuity is preserved through any active bookings.

  4. Step 04

    Operate, report, refine

Monthly owner statement, live performance dashboard, and a quarterly review against the plan. Adjustments are documented, not surprises.

Operator

An owner who runs his own portfolio, and a small number of others.

Pipedreams Hospitality Hawai‘i is led by Mike Keelan, an airline pilot, short-term rental owner-operator, and investor based between Torrance, California and Kailua-Kona. The business grew out of running his own properties the way he wished management companies would: with disciplined pricing, sharp listings, real reporting, and someone who answers the phone.

The portfolio is intentionally small. New properties are taken on only when the operating model can give them honest attention.

The name

Pipedreams, made practical.

A great Hawai‘i vacation rental often starts as a daydream: a place near the water, a family asset, a future exit, a home that pays its way. Pipedreams Hospitality Hawai‘i exists to turn that idea into an operating business with real systems behind it.

Hospitality

Guest experience first

The brand leads with care, service, and repeatable standards instead of sounding like another property-management portal.

Ownership

Built for owners

Every decision connects back to the asset: better nightly rates, cleaner guest operations, sharper reporting, and less owner friction.

Acquisition

Room to grow

The name can stretch from management into direct purchase, partnerships, repositioning, and future portfolio building.

Hawai‘i

Place matters

The Hawai‘i mark keeps the brand grounded in a specific market where regulation, operations, vendors, and trust are local.
